After you release the home inspection contingency, we'll coordinate with the other team members to help make sure the remaining steps are successfully cleared including termite inspection, final loan approval, and final walkthrough to make sure all inspection items have been adequately addressed to your satisfaction.
Then, on the day of settlement, we’ll make sure the documents are in order so you can complete the closing feeling assured about all the details. The closing agent will walk you through each element of that closing document, ensuring you understand each number.
Finally, you’ll receive the keys to your new home and can move on to moving in! Congratulations!
Before that big day, though here are a few steps you need to take in preparation for buying a home:
- Talk to a lender to ensure your credit and qualifications are in tip-top shape – a lender can provide valuable advice that can help improve your credit to ensure you get the lowest rates and most buying power
- Gather essential documents: W-2s, two months of bank statements, last two years of tax returns
- Consolidate your savings for the down payment
When it’s time to make the offer, as a minimum you’ll need:
- An experienced agent that can help you determine a fair but aggressive offer price
- A lender letter from a lender well-versed in all of today’s stringent lender requirements and timelines
- An Earnest Money Deposit (EMD) – this is money held in a neutral escrow and credited back to you at settlement to give the seller peace of mind about your commitment to the purchase
